A lift would be nice! You’d be surprised at how much more room another 2’ in either direction gives you. I think I know what you mean by a floor plate one where you drive up on it. It works good for storing a car over and under but those are not ideal for working on your car as far as changing tires, working on brakes or many other things under the car. My opinion is a 2 post lift is better for actually working on your car. Also, 12’ headroom is very tight if you want to walk under your car. A neighbor put in a 2 post lift and the posts would not clear the 12’ ceiling when he tried tilting them up to install. The base plates for the posts increased the rotating radius by a little more than an inch and the posts hit the ceiling when they were tilted up. He had to get the posts modified to install them. You should check the specs for any lift you are thinking about before you design your concrete floor to see if there is a minimum thickness for installing the anchor bolts for the posts.
