I am planning on doing an addition as well but due to lumber prices I’ve put that plan off until things change. The price and availability of lumber has gone crazy. Actually all construction product have gone up....we are paying 30-40% more on conduit and wire from a year ago.

A friend of mine bought a house 6 years ago for 90K
1 floor 2 bedroom
Sold this week after being listed 1 week for 430K & had multiple offers

I heard 350 per square foot to build new

Even lots are hitting ridiculous levels. I know of builders selling lots because they are making 30-40% just on the sail of an empty lot
In our area there has been a large migration from Toronto looking for lower housing prices since many people are working from home now.

Complete insanity. I am branching out into flipping (as well as construction and remodeling) because of this.

My house's value (along with the rest of the state) has seen crazy spikes in value.

This past month was over 6% increase alone.

I was joking with my realtor about selling and she went off on me. She can sell my house sight-unseen if I want, but she warned me I was either on the street, or would overpay, IF I could even find a place.

Realtors are generally bullshit artists. On the "death star" I just bought, neither the sellers agent, the buyer's agent, or the brokers they work under had ever bothered to READ the actual real estate sales contract promulgated by the TREC. I had to point out that a great deal the seller did upon move out actually breached the contract (and got more money off the cost of the place as a result) but I could have technically gone after my agent and broker for "malpractice." Such crap. In Texas I do not require a real estate license to sell real estate (as an attorney) which jacks with the RE agents. I should have concentrated on that as well when building up my businesses here. But such is life right?
